Eviction in Western Australia is strictly regulated by the Residential Tenancies Act 1987, requiring landlords to follow a formal, multi-step process. A mandatory legal process includes issuing a breach notice, a Notice of Termination, and obtaining a court order from the Magistrates Court.

The landlord or property manager must apply to their local court for an eviction order. This order allows a bailiff to enforce the eviction.

Once the eviction date has been finalised, Pinkerton Locksmiths can attend along with your selected bailiff in order to gain entry to the premises and then rekey or replace all of the external locks, allowing you to regain possession of your property.
